Located close to the picture postcard village of St Boswells, in a truly beautiful rural location. The immediate area is a paradise for walkers and hikers with the nearby Cheviot and Eildon hills to explore. Within easy reach of the historic towns of Kelso, Melrose and Jedburgh with their beautiful 12th century abbeys, excellent leisure and shopping facilities. Enjoy a day out at Kelso races or try ice skating and curling at the local ice rink. Born in the borders offers a great day out with grass sledging, a brewery and distillery. Visit the nearby Smailholm Tower or the grand stately homes of Abbotsford, Mellerstain and Manderson. The wonderful castles of Floors and Thirlestane are also close at hand.

Venturing outside to the rear garden there is private patio area with direct access from the kitchen. It is the perfect area for al fresco dining with seating area and set amid a beautiful spacious shared enclosed garden. There is also a large shared square in front of the property, with seating areas, BBQ and garden chess board to enjoy. Located next to the property is the spacious shared games room. The perfect place to enjoy table tennis, table football and to play on the Nintendo Wii, or to watch a large selection of DVDs. Next door you will find the handy shared utility room which has two washing machines and tumble dryers. There is also secure private storage for outdoor gear and bikes available. Rod rack facilities are provided for fishing parties. A freezer is also available for guest use, in an additional outbuilding. There is ample off-road parking available in front of the cottage.
