Peacefully tucked away in the heart of Devon and set alongside the Yeo and Taw rivers you can enjoy some of England’s most stunning countryside, within easy reach of North and South Coasts with plenty of room for kids to play and adults to relax.

Relax at this magical location set in the the heart of Devon's beautiful countryside. This ancient Mill house has everything you need for the perfect country escape. Situated just off of the A377, the main thoroughfare running from South to North Devon with easy access to both the beautiful city of Exeter and historic market town of Barnstaple and equidistant to both of Devon's North and South Coasts and both Dartmoor and Exmoor National Parks, yet as you cross the Tarka line railway bridge and drive down the private track to approach the property it seems you enter a world of your own. Several National Trust properties and RHS Rosemoor Gardens are within easy reach. Crediton is the nearest market town and has a range of shops and recreational facilities. The smaller market town of North Tawton, made famous by past Poet Laureate Ted Hughes and more recently the BBC hit series Jam and Jerusalem.

The split-level house is very much laid out with guests in mind with the bedrooms dotted around to ensure privacy and comfort for your party. Step inside the large stone ground floor entrance hallway, with some of the original mill workings still on show, other features off this hallway include a reading nook and comfy sofa. On the ground floor is a double bedroom with en-suite shower room and WC. Head up a stone staircase to the first floor where the accommodation opens up to a huge open-plan lounge/kitchen. This lounge area has comfy sofas and a large wood burner, perfect to snuggle up and watch a film on the TV with full Roku box. Double doors from the lounge open onto a raised stone terrace overlooking the river Taw. Two well-equipped kitchen areas offer an AGA, electric oven and hobs, two microwaves, two fridge/freezers and two dishwashers. along with a handy breakfast bar to enjoy your morning coffee. Up a few steps is a further double bedroom offering duel aspect views of the grounds and its own en-suite bathroom with shower over bath and WC. Back down the internal stone steps enter the formal dining room with yet another warming wood burner and TV for those special family meals. Just off of here is the main kitchen housing the AGA. Up a few steps again is a further reading and relaxing nook leading to the front entrance hall and a very private ground floor double bedroom. A staircase from the main kitchen leads to another first floor landing home to two twin bedrooms and a further double with en-suite shower room with WC. Completing the accommodation is a tasteful family bathroom with shower over bath and WC.  As expected with a property that has parts which are over 1000 years old and full of character, you will find a couple of low beams and uneven floors.

Heading outside, guests will enjoy private access to 20 acres of grounds, being so secluded and untouched guests can often spot an amazing array of wildlife including deer, otter, hare, kingfisher and owls. Explore the private apple orchard, head through secret gardens up and down over 800 yards of the banks of the rivers Taw and Yeo to a vast array of British water life. Then to the top of the hill on the private fields which offer unrivalled views of the Taw valley below. Enjoy the charcoal BBQ and wood fired pizza oven for some alfresco dining or get the children building dens in the forest and campfires while fishing for trout, salmon and sprats in the private stretches of rivers. Younger guests can enjoy the play equipment whilst the adults fully relax in the private Lazy Spa on the garden patio area. Please Note: Children and pets must be supervised when near the riverbank and on the grounds.
